01 About RentalBlueprint

RentalBlueprint ('we,' 'us,' or 'our') is a digital product and consulting business operating at startpropertymanagement.com. We sell educational digital products including Standard Operating Procedure (SOP) libraries, guides, templates, and related resources, designed to help real estate professionals build and operate property management businesses.

RentalBlueprint is not a law firm, accounting firm, or licensed property management company. Nothing we sell, publish, or communicate constitutes legal, financial, tax, or professional advice. Our products are educational in nature. Always consult a licensed professional before implementing any process or template in your business.

02 Acceptance of Terms

By accessing startpropertymanagement.com, purchasing any of our products, downloading our digital files, or subscribing to our newsletter, you confirm that:

You are at least 18 years of age
You have read and understood these Terms and Conditions
You agree to be bound by these Terms and Conditions and our Privacy Policy
If you are purchasing on behalf of a business or organisation, you have the authority to bind that entity to these terms

We reserve the right to refuse service to anyone at our sole discretion.

03 Digital Products & What You Are Buying

3.1 Nature of the Products

RentalBlueprint sells digital products, including, but not limited to, the RentalBlueprint PM Playbook SOP Library and any future digital guides, templates, checklists, or supplementary materials. These are educational resources delivered as downloadable files.

3.2 Delivery

Upon successful payment, your digital product will be made available for download through Gumroad, our payment and delivery platform. Download instructions will be sent to the email address you provided at checkout. We are not responsible for delays caused by incorrect email addresses, spam filters, or issues with Gumroad's platform.

3.3 No Physical Delivery

All products are delivered electronically. No physical products will be shipped. Ensure you have the necessary software to open the files included in your purchase (Any PDF viewer and/or Google Docs for .docx files).

3.4 Educational Purpose Only

All content in our digital products is provided for educational and informational purposes only. The SOPs, templates, scripts, and frameworks included are starting points to be adapted to your specific business, jurisdiction, and circumstances. They do not constitute legal, financial, tax, or professional advice of any kind.

05 Pricing & Payment

04 Intellectual Property & License

4.1 Ownership

All content created by RentalBlueprint including but not limited to the SOP library documents, website copy, graphics, brand assets, and all text within our products, is the intellectual property of RentalBlueprint and is protected by copyright law.

4.2 Personal Use Licence

Upon purchase, we grant you a non-exclusive, non-transferable, revocable licence to use the purchased digital products for your own personal or internal business use. Specifically, you may:

Download, open, and read the documents
Edit and customise the documents for use within your own property management business
White-label the documents under your own business name for use with your own clients
Print copies for your own personal or business use

(The white-label licence means you can replace 'RentalBlueprint' with your own company name and use the documents with your clients. It does not mean you can sell the documents themselves to others as a standalone product.)

4.3 Prohibited Uses

You may not, under any circumstances:

Resell, redistribute, sublicense, or otherwise transfer the original or modified documents to any third party for commercial gain
Share, upload, or distribute the documents (in original or modified form) on any website, platform, course, bundle, or marketplace
Include our materials in any competing product, course, or content library
Remove or obscure any copyright notices or attribution within the documents
Claim authorship or original creation of the underlying materials
Share your purchase download link with others who have not purchased

4.4 Copyright Infringement

We take intellectual property seriously. If we become aware that our materials are being sold, redistributed, or used in a prohibited manner, we reserve the right to revoke your licence immediately, pursue legal remedies including damages, and report infringement to relevant platforms and authorities.

5.1 Prices

All prices displayed on startpropertymanagement.com are in US Dollars (USD) unless otherwise stated. Prices are subject to change at any time without prior notice. The price you pay at the time of your purchase is the price that applies to your order. Price changes do not affect completed transactions.

5.2 Payment Processing

All payments are processed securely by Gumroad, Inc. We do not collect, store, or have access to your payment card details. By completing a purchase, you also agree to Gumroad's Terms of Service and Privacy Policy.

5.3 Taxes

Prices may or may not include applicable sales tax, VAT, or other taxes depending on your location. Where required by law, applicable taxes will be calculated and added to your order total at checkout by Gumroad. You are responsible for any taxes applicable in your jurisdiction.

06 Refund Policy

We offer a 30-day satisfaction guarantee on all digital product purchases.

6.1 Eligibility for Refund

You are eligible for a full refund if:

You request a refund within 30 days of your original purchase date
You submit your refund request by replying to your purchase confirmation email or by contacting us at contact@startpropertymanagement.com

6.2 How to Request a Refund

To request a refund, email us at contact@startpropertymanagement.com with the subject line 'Refund Request' and include your order number or the email address used at purchase. We will process eligible refund requests within 5 business days.

6.3 Refund Method

Approved refunds will be issued to the original payment method via Gumroad. Processing times may vary depending on your bank or card issuer.

6.4 Non-Refundable Circumstances

Refunds will not be issued in the following circumstances:

Requests made more than 30 days after the purchase date
If we have evidence that our licence terms have been violated (e.g., redistribution or resale of the materials)
For future product updates or additions that you believe should have been included in a prior purchase

Our refund policy is a genuine guarantee, not a formality. If you feel the product did not deliver value, we want to hear about it and make it right.

07 Disclaimer of Warranties

TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, RENTALBLUPRINT AND ITS PRODUCTS ARE PROVIDED 'AS IS' AND 'AS AVAILABLE' WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED.

We specifically disclaim all warranties including, without limitation:

Warranties of merchantability, fitness for a particular purpose, or non-infringement
That the products will meet your specific business needs or produce specific results
That the information contained in our products is complete, accurate, up-to-date, or error-free
That the legal and regulatory information in our products applies to your specific state, municipality, or jurisdiction
That use of our products will ensure compliance with any applicable law or regulation

Property management laws, licensing requirements, landlord-tenant statutes, and industry regulations change frequently and vary significantly by location. You are solely responsible for verifying the accuracy and applicability of any information in our products before relying on it.

08 Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, IN NO EVENT SHALL RENTALBLUEPRINT, ITS OWNER, EMPLOYEES, CONTRACTORS, OR AFFILIATES BE LIABLE FOR:

Any indirect, incidental, special, consequential, or punitive damages
Loss of profits, revenue, data, business, or goodwill
Damages arising from your use of, or inability to use, our products
Damages arising from errors, omissions, or inaccuracies in our products
Damages arising from legal or regulatory non-compliance resulting from the use of our templates or processes
Damages arising from actions taken by tenants, owners, vendors, or any third party in connection with your use of our materials

IN JURISDICTIONS THAT DO NOT ALLOW THE EXCLUSION OR LIMITATION OF LIABILITY FOR CONSEQUENTIAL OR INCIDENTAL DAMAGES, OUR LIABILITY IS LIMITED TO THE MAXIMUM EXTENT PERMITTED BY LAW.

IN ALL CASES, OUR TOTAL LIABILITY TO YOU FOR ANY CLAIM ARISING FROM OR RELATED TO THESE TERMS OR OUR PRODUCTS SHALL NOT EXCEED THE AMOUNT YOU PAID US FOR THE SPECIFIC PRODUCT GIVING RISE TO THE CLAIM.

09 Indemnification

You agree to indemnify, defend, and hold harmless RentalBlueprint, its owner, employees, contractors, and affiliates from and against any claims, liabilities, damages, losses, costs, and expenses (including reasonable legal fees) arising out of or relating to:

Your use of our products or website
Your violation of these Terms and Conditions
Your violation of any applicable law, regulation, or third-party rights
Any claim by a tenant, property owner, vendor, or regulatory body arising from your use of our materials in your business

10 Email Communications & Newsletter

10.1 Transactional Emails

By making a purchase, you consent to receiving transactional emails related to your order, including purchase confirmation, download instructions, and customer support communications. These are necessary for the fulfilment of your order and cannot be opted out of.

10.2 Marketing Emails & Newsletter

Where you have opted in to receive our newsletter or marketing communications, either at checkout or by subscribing on our website, you consent to receiving periodic emails including product updates, educational content, and promotional offers.

10.3 Unsubscribing

You may unsubscribe from our marketing emails at any time by clicking the unsubscribe link in any email we send. Unsubscribing from marketing emails does not affect your ability to receive transactional emails related to an active purchase.

We make no guarantees about the suitability, pricing, availability, or ongoing quality of any third-party product mentioned in our materials.

12 Governing Law & Dispute Resolution

12.1 Governing Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of the State of Wisconsin, United States, without regard to its conflict of law provisions.

12.2 Informal Resolution

Before initiating any formal dispute process, you agree to contact us at contact@startpropertymanagement.com to attempt to resolve the dispute informally. We will make a genuine effort to resolve any concern within 30 days of receiving your written notice.

12.3 Binding Arbitration

If informal resolution is unsuccessful, any dispute, claim, or controversy arising out of or relating to these Terms or our products shall be resolved by binding arbitration in accordance with the rules of the American Arbitration Association (AAA). The arbitration shall take place in Wisconsin, United States. The decision of the arbitrator shall be final and binding.

12.4 Class Action Waiver

You agree that any dispute resolution proceedings will be conducted only on an individual basis and not in a class, consolidated, or representative action. You waive any right to bring or participate in a class action lawsuit or class-wide arbitration.

12.5 Jurisdiction for Court Proceedings

Notwithstanding the arbitration agreement above, either party may seek emergency injunctive relief in a court of competent jurisdiction in Wisconsin to prevent irreparable harm pending arbitration.

13 Modifications to Terms

We reserve the right to modify these Terms and Conditions at any time. When we make material changes, we will update the 'Last Updated' date at the top of this document. For significant changes, we may also notify registered customers by email.

Your continued use of our website or products after any changes constitutes your acceptance of the updated Terms. We encourage you to review these Terms periodically.

14 Severability & Entire Agreement

If any provision of these Terms and Conditions is found to be unenforceable or invalid under applicable law, that provision shall be modified to the minimum extent necessary to make it enforceable, or severed if modification is not possible. The remaining provisions shall continue in full force and effect.

These Terms and Conditions, together with our Privacy Policy, constitute the entire agreement between you and RentalBlueprint regarding your use of our website and purchase of our products. They supersede all prior agreements, representations, or understandings, whether written or oral.
